Private Mortgage Investing is becoming a much more prevalent real estate investing strategy and for good reason. The capital markets have largely dried up, and the number of quality real estate assets requiring financing is growing.   Becoming a “private money lender” gives investors the opportunity to greatly improve on the yields offered by banks without the volatility of stocks or other investments.

These investments are secured by income producing properties that are fully researched and documented.  The loans are at conservative loan to value ratios.  This “equity” cushion helps further reduce the risk by protecting the investors’ capital in case of default or decreases in property value.  With values currently 25-50% below a few years ago the equity protection is even greater and even less likely to become a factor.

This program is designed to provide a more conservative risk-reward ratio compared to direct or private equity investing in real estate.  Although this limits the upside and tax advantages, it is a much more suitable investment option for many individuals and situations.  The loans can also be fully serviced by Investorlando and can have personal guarantees and liquidity features.

The private mortgage investor earns a specific return on investment with terms varying (6 months to 5 years) based on investor needs.  Returns are currently being offered at 3-5 times (6-10%) what can be earned in money markets or CD’s.  The primary goal is to provide above average returns (cutting out the bank middleman) while protecting and returning investor capital.  By doing this we build a long term investor relationship for future offerings.
